Sorry I have to write in English, since I am a foreign. I have a question, wonder any one can help?
After married 11 years with my Finnish wife, we finally divorced this summer. We together own an apartment in Helsinki. The final settlement is, I buy the whole apartment to my name. I took 40,000 euro extra loan to pay her. I wonder do I have to pay the varasiirtovero, property transfer tax for that?
I asked bank, they told me that they do not know. Any one have similar experience? If I have to pay, where to pay? I have bought apartment twice, it was always bank deal with all the tax related thing and paper work.
I was so depressed for many months, and do not have the energy to take care of this. Now finally I am not feeling too bad any more. I try to get all the things in order to start new single life. 11 year married and 12 year live together, now it is all over ...
Any help are greatly appreciated, please reply in Finnish also, I can read Finnish.

Sure you have to pay the tax, assuming, you have owned the apartment only partly, if your wife like to pay it, that´s sure also possible, but I guess, she is not that much likely paying it. It´s only 4% if I remember right...
Then on other hand, if you can negotiate the price 4% who is then paying...
So you have to agree who is paying, that to be stated on the "deed of sale", normally it is the byer who pay the tax. In order to avoid any forecoming negotiations, just pay the tax, and just try to get the price little bit lower....
For every who this may concern; this gent is now buying the part of apartmet, in question, he has not owned yet.
You do not have to pay if this is done as part of the divorce settlement, I think the term is vastikkeeton siirto or something similar.
Ostajan (eli sinun) pitää maksaa varainsiirtovero.Avioeron osituksen tapauksessa varainsiirtovero pitää maksaa silloin kun ostoon käytetään osituksen ulkopuolista rahoitusta (lainasi 40keur). Asuihuoneiston hallintaan oikeuttavien osakkeiden hankintahinnasta pitää maksaa 1,6 % varainsiirtoveroa. Hope this will do.
Yeah, "YhM42v" is right. I had a similar situation in year 1999. I bought my ex wife share of the apartment we used to own and I paid the 1,6% varainsiirtovero from her part of the apartment, not for the whole value.
When you pay an apartment, the tax is 1,6% but when you buy a property like a piece of land or a one family house, the tax is higher 4%
Chech www.vero.fi > haku (search) "varainsiirtovero" >

Fill in that form. Then check "varainsiirtovero, tilisiirtolomake"

There are instructions how to pay the tax. Do that in a bank, take the papers and visit verotoimisto. After that you can visit isännöitsijäntoimisto and they can mark you as the sole owner of the apartment in their files.
This procedure is relatively simple.
Take care.
Last Friday, I delivered all the divorce property settlement documents to tax office, and now wait for its verdict. Any way the sum will not be big. It is good to get tax paid on time, so it will not come any trouble later.
Life is not easy, for 11 years she has been the reason I stayed in Finland. Now need to find new meaning in life alone.
